Is positive cash flow the same as a good investment?
Not by itself. This calculator does not label a property "good" or "bad" — positive or negative cash flow is only one input among many (appreciation, tax treatment, principal paydown, your goals and risk tolerance) that go into an investment decision.
How is break-even rent calculated?
It's the monthly rent at which your estimated cash flow would equal approximately $0, given the expense and financing assumptions you've entered. It's a scenario estimate based on your inputs, not a claim about what rent is actually achievable in your market.
What's the difference between maintenance and CapEx reserve?
Maintenance covers smaller, regular repairs. A CapEx (capital expenditure) reserve is set aside separately for larger, less frequent replacements — roof, HVAC, appliances, major systems. Keeping them separate gives a clearer picture of your true operating costs.
Does cash flow account for appreciation or taxes?
No. Cash flow is not the same as profit — it does not include appreciation or depreciation, income taxes, tax deductions, principal paydown as an economic return, future selling costs, future major repairs, or opportunity cost.
Why does the calculator ask about vacancy separately from expenses?
Vacancy is lost income, not an expense — it reduces the rent you actually collect. Separating it from operating expenses (taxes, insurance, management, etc.) gives a clearer picture of where your money is actually going.
