Worked Example

$65,000 basement finish, $48,000 estimated value added:
Cost recovery = $48,000 ÷ $65,000 = 74%
Net difference = $48,000 − $65,000 = −$17,000 — finished basement space typically isn't valued the same as above-grade square footage.

Frequently Asked Questions

Is a finished basement valued the same as above-grade square footage?

Generally no. Appraisers, buyers, lenders and local markets often treat below-grade finished space differently from above-grade living area — it typically doesn't add value on a straight dollar-per-square-foot basis with the rest of the home.

Does a basement bedroom count as a legal bedroom?

Not automatically. Many jurisdictions require a code-compliant egress window, minimum ceiling height and other conditions for a below-grade room to count as a legal bedroom. Check local building code and appraisal practices — this calculator does not make that determination.

Why does the calculator ask about moisture and radon before finishing?

Moisture, drainage and radon issues can materially affect project cost and should generally be evaluated before finishing the space, since they may need to be addressed first or could affect the long-term durability of finished materials.

Should I finish my basement if I'm planning to sell soon?

Cost recovery and buyer appeal are separate considerations. A finished basement may help a home show better and compete with similar listings, even if the direct cost recovery on paper is moderate — weigh both before deciding.
