We'll carry your sale price and estimated selling costs into the Net Proceeds Calculator — no need to re-enter them.
Estimate My Net Proceeds →The Formula This Calculator Uses
$600,000 sale price, 5% agent compensation ($30,000), $9,500 closing costs, $14,200 repairs/prep, $450 home warranty concession:
$30,000 + $9,500 + $14,200 + $450 = $54,150 total cost to sell (about 9% of the sale price).
Why Your Commission Rate Is the Biggest Lever
Agent compensation is usually the single largest line item in your cost to sell, and — unlike closing fees or prep costs — it scales directly with your sale price. On the same $600,000 sale with $24,150 of other costs (closing, prep and concessions combined):
- 5% total commission (the default above): $30,000 in agent compensation → $54,150 total cost to sell.
- 4% total commission: $24,000 in agent compensation → $48,150 total cost to sell — a $6,000 difference from one percentage point.
Because commission is negotiable and compounds with the sale price, even a modest rate difference is usually worth more than trimming prep or repair spending — try adjusting the Listing Side and Buyer Side compensation fields above to see the effect on your own numbers.
Frequently Asked Questions
Is there a standard real estate commission?
No. Real-estate compensation is negotiable and varies by agreement, agent and transaction — there is no fixed or required rate. Enter the amounts applicable to your expected sale, or check with agents you're considering.
Do I have to pay for repairs, staging or marketing before I sell?
No — all preparation costs on this calculator are optional inputs. Some sellers invest in repairs or staging to help the home sell faster or for more; others sell as-is. Whether that spending is worth it depends on your specific home and market.
What is the difference between seller credits and closing costs?
Closing costs are fees you pay to complete the transaction. Seller credits (or concessions) are amounts you agree to give the buyer — toward their closing costs, repairs, or other items — as part of negotiating the sale.
Why are moving costs shown separately from closing costs?
Moving, storage and temporary housing are transition expenses tied to your move, not formal costs of the real-estate transaction itself. Keeping them separate makes it easier to see your actual transaction costs versus personal moving expenses.
How is this different from the Net Proceeds Calculator?
This calculator estimates your selling costs alone. The Net Proceeds Calculator takes those costs, plus your mortgage payoff, and estimates the actual cash you could walk away with.
