Cash to close is the estimated total amount you still need to provide to complete the purchase — after accounting for your down payment, closing costs, prepaid items, deposits already paid, and applicable credits. It's the broader, more complete number.

Worked Example

$35,000 + $12,250 + $4,350 − $2,000 − $1,000 = $48,600 cash to close.
