Worked Example

$600,000 sale price, $325,000 mortgage payoff, 5% total agent compensation ($30,000), 2% closing costs ($12,000), $8,000 seller credit, $5,000 repairs, $5,250 staging/moving:
$600,000 − $325,000 − $30,000 − $12,000 − $8,000 − $10,250 = $214,750 net proceeds.

Are net proceeds the same as profit?

No. Net proceeds estimate how much cash may remain from the sale after your entered selling expenses and debt payoffs. Actual profit or economic gain also depends on your original purchase price, purchase costs, capital improvements, ownership expenses and tax treatment — none of which this calculator accounts for.

Does this calculator estimate capital gains tax?

No. This calculator does not calculate capital gains tax or any other tax liability. Tax treatment depends on your specific situation — consult a qualified tax professional for guidance on your sale.

What if I have a second mortgage or HELOC?

Add it as a second payoff. Both loan payoffs are subtracted from your sale price along with your selling costs to estimate your net proceeds.

Why do the sale price scenarios show different percentage impacts?

Some selling costs — like a percentage-based agent commission — scale with your sale price, while others (like a flat attorney fee) don't. That's why an extra $25,000 in sale price doesn't translate into an extra $25,000 of net proceeds once percentage-based costs are factored in.

Should I use my current loan balance or my official payoff quote?

Use your lender's official payoff quote when available. Your current loan balance shown on a statement may not match your final payoff amount, which can include per-diem interest and other adjustments.
