Why Trust Reaixo?
Every Reaixo analysis is AI-assisted, not infallible. This page explains exactly how we estimate property value, where the underlying data comes from, what our confidence scores mean, and where the limits are — so you know how much weight to give the numbers.
How a Reaixo Analysis Gets Built
- 1Data collection — public records, recent comparable sales and local market data are gathered for the property and its neighborhood.
- 2AI-assisted modeling — comparable sales, property specifics and local trends are weighed to produce a value range, not a single number.
- 3Confidence scoring — every figure is labeled with a data source and a confidence level, so you know how much certainty stands behind it.
- 4Independent verification — we flag what should be confirmed with a licensed professional before you rely on it for a real decision.
How Values Are Estimated
Reaixo estimates property value using an AI-assisted model that draws on recent comparable sales, the property's own characteristics — bedrooms, bathrooms, square footage, year built, condition — and local market trends such as price direction and days on market.
Rather than a single number, most estimates are shown as a range. That reflects real uncertainty: two similar homes can sell for different prices depending on condition, timing and negotiation, and a range communicates that honestly instead of implying false precision.
The model is informed by new sales data as it becomes available, but it does not replace a physical inspection or a licensed appraiser's judgment — see "Why Results May Differ From an Appraisal" below.
Where Property Data Comes From
Each figure in your analysis is labeled with the source it came from, so you always know which is which.
Verified from public records or data you provided directly — not estimated.
Calculated by Reaixo's AI-assisted model from comparable sales and market data.
Based on an assumption you entered — such as down payment or interest rate. Change it to see how results shift.
Flagged as a figure you should independently confirm before relying on it.
Confidence Scores
Every key figure in a Reaixo analysis carries a confidence level, based on how much reliable, recent data was available.
Strong, recent comparable data supports this figure. Low uncertainty.
Reasonable data available, but with some gaps or older comparables.
Sparse or inconsistent data in this market. Treat as a rough estimate.
Why Results May Differ From an Appraisal
- 1A licensed appraiser physically inspects the property, inside and out.
- 2Appraisals follow formal, lender-required methodology and are legally binding for financing purposes.
- 3Reaixo's analysis is generated remotely from available data, without an in-person walkthrough.
- 4A licensed appraisal typically takes days to schedule and complete; a Reaixo analysis is available in your account the same day — usually within 1–2 hours.
- 5Use a Reaixo analysis to prepare and ask better questions — not as a substitute for a licensed appraisal when one is required.
Why Estimates Change Over Time
- 1New comparable sales close in the neighborhood, shifting the baseline.
- 2Interest rates and financing costs move, changing monthly cost projections.
- 3Market conditions shift — inventory, days on market and buyer demand change over time.
- 4You update your own inputs, such as down payment, condition or renovation scope.
- 5Every analysis shows its generation date, and the Professional tier includes a 30-day analysis refresh.
Known Limitations
Being direct about what an AI-assisted analysis can't do is part of being trustworthy about what it can.
Reaixo never walks through a property. Interior condition, hidden damage and code issues are not accounted for unless you describe them.
Renovation and repair cost ranges are AI-assisted estimates for budgeting purposes, not contractor bids or professional quotes.
In areas with few recent comparable sales, confidence is lower and value ranges are wider.
Reaixo analyses do not replace an attorney, accountant, financial advisor or licensed real estate professional.
Public records and listing data are not always current or fully accurate, and gaps are noted where they affect a figure.
