$25,000 midrange bathroom remodel, $18,000 estimated value added, $500,000 current home value:
Cost recovery = $18,000 ÷ $25,000 = 72%
Net difference = $18,000 − $25,000 = −$7,000 · Post-improvement value ≈ $518,000.
