What is "cost recovery" and how is it different from ROI?
Cost recovery compares estimated value added to project cost — for example, $40,000 of value added on a $50,000 project is 80% cost recovery. This is not the same as an investment return, since it doesn't account for financing costs, maintenance, market conditions, sale expenses, or personal-use benefits.
Does this calculator guarantee my home will increase in value?
No. This calculator does not guarantee that any improvement will increase your home's value. Actual value impact depends on your property, market, workmanship, and buyer preferences — the figures you enter are your own estimates or assumptions, not a valuation.
Should I use this if I'm not planning to sell?
Yes — use Owner-Use Mode. If you're not selling soon, financial return is only part of the decision. Years of use, comfort, functionality, maintenance and energy efficiency all matter and aren't captured in a dollar figure.
How does the Budget Scenario feature work?
If you've entered more than one project, this tool shows which combinations of your entered projects fit within a budget you specify. It does not invent project costs — it only works with what you've entered.
Should I include financing costs in my project cost?
If you plan to finance the project, the optional Financing Cost section estimates the interest you'd pay over the loan term and shows your total cost including that financing — useful context since financed projects cost more than their sticker price.
