Mortgage Rates Today
Verified mortgage rate data has not been loaded yet. These are national weekly averages from Freddie Mac, not rates offered to you.
Latest benchmark rates
We only show verified, dated observations and never an estimate. The official figures are on Freddie Mac's site.
Freddie Mac mortgage rate survey →Loan types: only 30-year and 15-year fixed averages are shown. FHA, VA, jumbo and adjustable-rate benchmarks are not included because no reliable, reusable source is available (Freddie Mac discontinued ARM rates in 2022).
What changed, and why rates move
Rate changes appear here once verified observations are loaded.
Mortgage rates reflect the cost lenders and investors require to fund loans, which responds to inflation expectations, Federal Reserve policy, bond-market yields and perceived risk. Freddie Mac’s survey reports where rates were; it does not forecast where they are going, and neither do we. For what to do about a lock, see the rate lock vs float guide.
Use the rate, not just read it
- Compare loan offers side by side, then check the real cost in the mortgage APR calculator.
- Learn why APR differs from the interest rate and how to compare Loan Estimates.
- Decide whether points are worth it or if you might buy now and refinance later.
- See the broader picture on national market trends and the weekly market snapshot.
Frequently asked questions
Are these the mortgage rates I will be offered?
No. These are national weekly averages from Freddie Mac for conforming purchase loans with good credit and 20% down. Your rate depends on your credit, down payment, loan type, points and lender. Compare real quotes with the Loan Estimate.
How often are mortgage rates updated here?
Freddie Mac publishes its survey weekly, on Thursdays (Wednesday when Thursday is a holiday). This page shows the date of the latest observation and marks it aging or stale if a release is missed.
Why does this page not show FHA, VA, jumbo or ARM rates?
We only show loan types for which we have a reliable, reusable source. Freddie Mac discontinued ARM rates in 2022 and publishes no FHA, VA or jumbo series, so they are left out rather than estimated.
Why is the 15-year rate lower than the 30-year rate?
Lenders generally price shorter loans with lower rates, although the monthly payment is higher because the balance is repaid faster. See the payment examples above.
Should I lock my rate?
Nobody can reliably predict rates. A lock is a decision about your closing date, budget and risk tolerance. Read our rate lock guide before deciding.
