National Housing Market Trends
Prices, supply, sales, mortgage rates and affordability from official sources, each with its date. We report what the data shows and what it means for decisions; we do not forecast.
The latest figures
Verified observations appear here after the first data refresh. We do not show estimated numbers.
Browse the sources →Sold prices and listing prices are different measures. The prices shown are sold prices of new houses and a repeat-transaction index; no listing-price series is published here. Weekly (mortgage rates), monthly (supply, sales) and quarterly (prices, indexes) data are shown with their own dates and are not directly comparable by date.
What the latest data means
Interpretation appears here once verified data is loaded.
This section is generated from the published figures above; it describes them and does not predict future prices or rates. Local conditions can differ a lot from national data: for your town, use local housing market guides and a free home value preview.

Frequently asked questions
Why does this page not show existing-home sales, inventory or days on market?
Those figures come from NAR, Realtor.com and Redfin, whose terms do not clearly allow us to republish them. We list each missing metric and the reason in the coverage table below instead of estimating them.
What is the difference between a price index and a median price?
A median price is the middle sale price in a period and moves with the mix of homes sold. A price index such as the FHFA index tracks price changes on the same properties over time. This page labels which is which, and whether a price is a sold price or a listing price.
Is this a prediction of where the market is going?
No. The page reports published data and what it means for the decisions people face today. It does not forecast prices or rates.
