This uses your budget as the only limit. Lenders also look at income, debts, credit and reserves, so your approved amount can be lower. Estimates only.

How it works

Budget minus taxes, insurance and HOA gives the principal-and-interest payment you can carry. The calculator finds the loan whose payment equals it at each rate, then divides by (1 − down payment %) to get a price. It is the standard payment formula run backward.

If you are weighing a purchase now against waiting, read buy now, refinance later and test your own lock-or-float decision with the rate lock calculator. For the rest of your budget use the mortgage affordability calculator.

Frequently asked questions

How much does a 1% rate change affect what I can afford?

On a 30-year loan, a one-point change in rate moves the loan a monthly budget supports by roughly 10-12%. Enter your own budget to see the dollars.

Why subtract taxes and insurance?

Your monthly housing budget has to cover property tax, insurance and HOA dues as well as principal and interest. Only what is left supports the loan.

Is this the amount a lender will approve?

No. Lenders also weigh your income, debts, credit and savings. Use this to see how rate changes move your own budget, not to predict approval.

Should I wait for rates to drop?

Nobody can reliably predict rates. This shows what a lower rate would be worth, but a lower rate later could come with higher prices or more competition. See the buy-now-refinance-later guide.
