MORTGAGE CALCULATOR

Buy Now vs Wait Calculator

Compare buying today with renting longer and buying later at a price and rate you choose: net worth after 5, 10 or any years, and how far rates must fall.

Compare buying today with renting for a while and buying later at a price and rate you choose. Both paths spend the same each month; the cheaper one invests the difference.

Nobody can predict prices or rates. The “rate waiting needs” column turns that uncertainty into one question: would the rate really have to fall that far, with that price change, for waiting to pay? Buying now does not stop you refinancing later if rates fall, though refinancing has costs and is not guaranteed.

How it works

Path one buys today. Path two pays rent for the wait with the down payment and closing costs invested, then buys the same home at the price change and rate in the scenario. Each month both paths spend the same: the one with the lower housing cost invests the difference. Both homes follow one value path, so after the horizon net worth is the home’s value after selling costs, minus the loan balance, plus savings. The break-even rate is found by searching for the rate at which the two paths come out equal.

Frequently asked questions

Should I wait for mortgage rates to drop before buying?

Nobody can reliably predict rates or prices. A lower rate later can be offset by a higher price, more rent paid and less time building equity. The calculator shows how far the rate would need to fall, under each price assumption, for waiting to come out ahead.

Why does the calculator include savings?

While you wait, the down payment can stay invested, and whichever path has the lower monthly cost can invest the difference. Counting it on both sides keeps the comparison fair.

Can I buy now and refinance later?

Often, if rates fall and you qualify, but refinancing has costs and is not guaranteed. Read the buy-now-refinance-later guide and check the refinance break-even before relying on it.

Are the scenarios predictions?

No. They are starting points for you to edit. Try a price drop, a rate rise and a longer wait to see which assumptions change the answer.
