Asset repositioning is the process of renovating, re-tenanting, or re-marketing an underperforming commercial property to raise its rents, occupancy, or market perception — and, with it, its value.
Example
An investor might buy a dated, half-vacant office building, modernize the lobby and common areas, and re-lease it at market rents to reposition it from a value-add asset to a stabilized one.
Why It Matters
Repositioning is a core value-add investment strategy — the return comes from forcing appreciation through operational and physical improvements, not just waiting for the market to rise.
